Major setback for Airbnb in Sweden – Rent Tribunal stop renting – Dagens Industri

A woman who rented out her condominium in Södermalm via Airbnb stopped by Stockholm rent tribunal. The decision could have major implications for the famous Internet company’s future in Sweden.

The decision, which was first reported by Building magazine, after the first trial in the Rent Tribunal of the right sublease through Airbnb. After that the number of apartments that are rented through the service has increased explosively in Sweden and Stockholm.

But now thus informed that rent through Airbnb does not support the Housing Act. Renting through the US the service is “more akin to hotel operations of a commercial nature,” writes the rent tribunal.

The test applies an apartment in Södermalm that the owner wanted to rent to several successive rentals to tourists through Airbnb. Condominium association board perceived that the woman passed them behind his back, writes SvD Business.

Rental Board’s decision can not be appealed, but it is also not a precedent. By contrast, the outcome is clear that the condominium association does not have to accept the accommodation rent out their apartments through the Airbnb, but can protest and get right through the Rent Tribunal.
